Wall Render Cleaning

Wall render cleaning at the Eastgate Shopping Centre in Llanelli, home to Odeon cinema, Jenkins Bakery, Scarlets, American diner, Costa Coffee, job force Wales and Snap Fitness 24h gymnasium.

We were approached by the facilities management company to provide specialist cleaning of the building, including the fragile wall render.

The building was approximately 4 years old and finished in many places with monocouche coloured finished render. This is similar to render made by other manufacturers such as K-rend and Weber.

Our site survey revealed that the rendered surface had been colonised by a cocktail of biological growth including Algae, Cyanobacteria, and Fungi. This was causing black, red, and Green staining on the surface of the property. There was also significant moss growth on the roof.

The town centre location coupled with the 24 hour operation of one of the businesses, required a very robust Risk Assessment and Method Statement. We also had to overcome challenges to access for the MEWP due to fixed bollards around the site.

High pressure power washing of this kind as the surface is not recommend as it is too delicate. Conventional cleaning such as power washing or bleach cleaning also fails to kill the root systems (miceliae) of this kind of biological growth, leading to rapid re-colonisation.

We were able to recommend a specialist deep clean of the surface using certified products and low pressure equipment, including our specialist render cleaning machine, followed by a Biocidal treatment to thoroughly disinfect the surface and kill the root systems, thus providing a long lasting clean.

We cleaned the roof of any moss, detritus and disinfected the area to maintain the function of the roof drainage and increase safety, we also removed rust stains from some of the lighting and signage fixtures.

Following the cleaning works the windows and fixtures were cleaned and the site was left clean and tidy.

Due to the town centre location and 24 hour operation of the gym, we completed much of the works overnight and outside of busy trading times.

The Building Manager was delighted with the results and approach to the work. Even stating that the building looked:

“Cleaner than when it was brand new”
